3D Floor Plan Services
3D floor plans for listings, presale marketing and development brochures. Bella's 3D floor plan rendering services turn your existing drawings into furnished, dimensioned 3D floor plans, from $70 per plan and delivered in 2–4 business days. Every plan is drawn to scale by our drafters and furnished by a designer, so the layout buyers see is the layout that exists.
Most buyers cannot read a 2D floor plan. They can see the rooms are there, but not how the space works — where the light falls, whether the kitchen opens to the living room, whether their furniture fits. A 3D floor plan answers that in one image, letting buyers read the layout at a glance and explore the space in three dimensions.

What is a 3D floor plan?
A 3D floor plan is a floor plan rendered in three dimensions. It keeps the exact layout of the 2D drawing, then gives the walls height, places furniture at true scale and adds flooring, cabinetry, materials and lighting, so every room reads as a real space. Seen from above or at a slight angle, it shows the spatial relationships a flat drawing hides: how the living area connects to the kitchen, how far the bedrooms sit from the main living space, where the doors and windows fall. Buyers get the full picture of how a home lives before they visit.
Floor plans matter to buyers. In the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, 57% of buyers who searched online rated floor plans a very useful website feature, behind only photos and detailed property information. A 3D floor plan gives them that layout in a form they can read without training.

3D floor plan pricing
| Service | Price (USD) | Turnaround |
|---|---|---|
| 3D floor plan — standard, colored or textured | $70 per plan | 2–4 business days |
| 2D floor plan — standard | $20 per plan | 1–2 business days |
| 2D floor plan — colored or textured | $25 per plan | 1–2 business days |
| Multi-unit and development sets | Volume pricing — request a quote | By project |
All prices are per plan, per floor, with no subscription and no minimum order. See the full pricing breakdown. For developments, projects covering many house or unit types across a building are priced as a set rather than plan by plan, which works out considerably cheaper per unit.
3D floor plan rendering styles
Every 3D floor plan rendering is $70 per plan, whichever style you choose at checkout: standard, colored or textured. If the plan has to match a brochure or a brand palette, send the colors and materials with your order and we build the finishes to that specification. Plans can be rendered straight down, like the upper floor below, or at a slight angle for more realistic perspectives, like the plans above and further down this page.

How to convert a 2D floor plan to 3D with Bella
- Order and upload. Choose the number of floors at checkout, then upload your 2D floor plan, sketch, blueprint or scan.
- We draw and furnish it. Our drafters rebuild the layout to scale, then a designer adds the walls, doors, windows, furniture, materials and lighting that turn it into a 3D floor plan design.
- Review and download. You check the draft and ask for any changes (revisions are included), then download the finished files, typically in 2–4 business days.
What we work from
A dimensioned 2D floor plan is ideal — CAD, PDF, DWG, DXF, JPG, PNG, or a clear photo of a drawn plan. We can also work from a measured sketch, though accuracy depends on your measurements. If you have a Matterport or similar scan, send it and we will quote from the scan data.
Upload whatever you have and our team will clean up and square the drawing before production.
If your source has no dimensions, the finished plan may look right but will not be accurate — and we would rather tell you that before you order than deliver a plan you cannot publish.
3D floor plans for real estate listings and developments
Real estate 3D floor plan rendering is built for listings: the plan sits next to the listing photos and answers the layout questions photos can't, such as which bedrooms share a bathroom, whether the kitchen is open to the living area, how big the second bedroom really is. It works for houses, condos and apartments, and for homes on multiple floors we draw one plan per floor.
- Listings — layout comprehension without asking a buyer to read a drawing; strong in listing presentations and real estate marketing
- Presale and off-plan — pair with 3D interior rendering so buyers see both the layout and the finished rooms
- Developments — every unit type rendered consistently across the brochure for pre-construction marketing. See home builder marketing.
- Rentals and short-term lets — layout is one of the most-asked questions in enquiries
- Design and renovation — designers and renovators use 3D floor plans in client presentations and design reviews to agree the layout before work starts

3D floor plans vs 3D renderings
A 3D floor plan shows the whole layout of one floor from above. A 3D rendering shows one room or one elevation at eye level, the way a buyer would stand in it. Presale and new-build marketing usually needs both: the floor plan for the layout, 3D rendering services for the finished rooms and exteriors. Our guide to rendered floor plans explains what each costs and when a listing needs one, and how to present a real estate layout covers how buyers read a plan.
Making your own versus commissioning one
Worth being straight about, because plenty of people weighing this are choosing between the two.
Do it yourself if you need one plan, you have time to learn a tool, and it does not need to match a brand standard. Free and low-cost floor plan software is genuinely capable now: several tools let you create and customize a plan in a browser with no download, though you will usually need a free account to save and come back to your work. There are also apps and AI tools that convert a clear 2D image into a 3D view in minutes, and some offer a free tier to new users. They work from whatever the image shows, so they guess at unclear walls and do not check the result against your measurements.
Commission it if you need a consistent set across many units, it has to match your brochure treatment, the finishes need to be accurate to spec, or you need it this week. Most brokerage and developer work falls here — not because the software cannot do it, but because producing forty plans that look like a set is a different job from producing one. The hard part is never the design step; it is keeping the output consistent, and that is what our 3D floor plan design services are for.
Frequently asked questions
How much does a 3D floor plan cost?
Published prices for professionally drawn 3D floor plans run from under $100 to several hundred dollars per plan, depending on size, detail and rendering style. Bella's are $70 per plan, per floor, with volume pricing on multi-unit sets.
How long does it take?
2–4 business days for a single 3D plan; 1–2 for a 2D plan. Sets are scheduled by project size.
Can you work from a rough sketch?
Yes, provided it carries measurements. Without dimensions the result will look plausible but will not be accurate.
Do you draw apartments and homes with multiple floors?
Yes. An apartment or condo is usually one plan. For a house on multiple floors, order one plan per floor, including the basement if you want it drawn.
Can I use it on the MLS?
Yes — plans are delivered at listing-ready resolution and sized for MLS upload.
Do you add my branding?
Yes. Logo, unit numbering and brochure-matched treatment can all be applied, which is usually what makes the difference for a brokerage or developer set.
Is a 3D floor plan the same as a virtual tour?
No. A 3D floor plan is a single image of the whole floor; a virtual tour lets buyers move through the rooms. If you shoot 360° photos, our 360° virtual tour service stitches them into a staged tour that pairs with the floor plan.
Can I get floor plans, 3D models and renders of the same unit?
Yes, and it is cheaper together, because the space only gets modelled once. That also keeps furniture and room layout consistent between the plan and the renders. See 3D rendering services.
Do you also stage the listing photos?
Yes. Virtual staging is $37 per photo, staged by real interior designers and delivered in 24–48 hours. Most listings order the plan and the staged photos together.
