Architectural Rendering Vancouver
Architectural rendering in Vancouver turns architectural plans into photorealistic images of a home or building before construction starts. Bella is headquartered in Vancouver, and our human 3D artists — never AI — model Vancouver projects from your drawings and deliver high-quality still renderings in about 1–2 weeks, from US$550 an image (charged in CAD at checkout). Revisions are included. We have been rendering and staging for BC builders, developers and realtors since 2019, and our clients include Concord Pacific.
Vancouver's constraint is land, and the marketing problem follows from it: laneway homes, infill duplexes, small-lot townhomes and densification projects all have to be sold from drawings on sites where nothing is built yet. Renderings are how potential buyers see what a 33-foot lot actually becomes.
3D Rendering Services Vancouver for Developers, Builders and Architects
Our 3D rendering services in Vancouver cover both sides of architectural visualization: 3D interior rendering for suites, show homes and amenity spaces, and 3D exterior rendering for facades, streetscapes and aerial views. We render residential, multifamily and commercial projects, and our clients across Metro Vancouver and the Lower Mainland fall into four groups.
Real estate developers and home builders
Real estate developers and home builders running pre-sales on condos, townhomes and mixed-use buildings need marketing materials, investor decks and sales centre visuals before construction. See our home builder marketing services.
Architects and architectural designs
Architects use renderings in stakeholder presentations, client reviews and planning submissions to communicate design intent. A rendering turns technical documentation into an image anyone can judge, so architectural ideas survive the trip from the drawing set to the meeting room.
Interior designers
Interior designers use interior renderings to show interior spaces, materials and finish packages to clients before anything is ordered — the interior design decided on screen rather than on site.
Construction companies and marketing agencies
Construction companies and marketing agencies need detailed images for hoarding, websites and brochures while the site is still excavation. The same renderings feed the whole marketing effort, so they have to stay consistent.
Architectural Visualization Vancouver: What Vancouver Projects Usually Need
- Laneway and infill exteriors — the finished home in its real lane or street, with the surrounding landscape and neighbouring buildings for context. From US$750.
- Multiplex and townhouse streetscapes for the small-scale multi-unit projects now being built across British Columbia, from Mount Pleasant to the suburbs. From US$1,000.
- Custom homes in West Vancouver and across the North Shore, where the site, the slope and the view drive the design. Exteriors from US$750.
- Suite and unit interiors for pre-sales, in each finish package. From US$550; commercial interiors from US$700.
- Multi-building and master-plan views for larger development sites and mixed-use buildings. From US$1,400.
- 3D floor plans for compact layouts where efficiency is the selling point.
Exterior visuals for Downtown Vancouver high-rise projects
In a market where the outlook is priced, a view render has to show the actual sightline from the actual floor. Send the floor level and orientation and we model it properly rather than inventing an outlook. For a high-rise or commercial building, a podium streetscape shows how the tower meets the street.
Amenity renderings
Rooftop decks, lobbies, fitness rooms and shared lounges sell Vancouver presales almost as much as the suites do. Amenity renderings give potential buyers a picture of how the building will be lived in, not just how it looks.
3D floor plans for compact suites
3D floor plans clarify room relationships and circulation paths, so buyers grasp how a compact suite functions at a glance. They cut repetitive questions during sales and approvals, support faster design sign-off, and strengthen marketing materials. 3D floor plans start at US$70 (charged in CAD at checkout).
Laneway homes, multiplexes and small-scale multi-unit housing in British Columbia
In 2023 Vancouver City Council approved multiplexes of up to six units on larger residential lots. Province-wide, BC's small-scale multi-unit housing rules require municipalities over 5,000 people to allow, in single-family and duplex zones, at least three units on lots of 280 m² or less, four on larger lots, and six on larger lots near frequent bus service; local zoning had to comply by June 30, 2024. Each of these projects needs to be explained to buyers, lenders and neighbours before a shovel goes in, and a streetscape showing the full frontage is usually the single most useful image.

How Our Architectural Visualization Services Work
Every project follows the same structured workflow — client brief, 3D modelling, then final production — and we work from the whole team's input: architect, interior designer, landscape architect and developer.
- Send the plans. Architectural plans, site plans, elevations, SketchUp files, Revit or CAD models, plus finish schedules and reference images — whatever technical documentation you have.
- 3D modelling. A 3D artist builds the building and its context to the architectural drawings, including the lane, the street and the surrounding landscape.
- Materials, realistic lighting and detail. Cladding, glazing, interiors and landscaping are applied and lit, with natural light set for the site and time of day, so the image reads true to the design.
- Review and revisions. You mark up a draft, and revisions are included.
- Final images. High-resolution stills for pre-sales, project presentations, websites, hoarding and your wider marketing efforts.
Across the entire process, you see a draft before anything is final. We deliver still images — lifelike renderings from the angles you choose — rather than animation services, walkthroughs or VR tours. For most Vancouver projects, a small set of well-composed stills carries the sales and presentation work.
Why Vancouver Projects Use Photorealistic Visuals
Buyers in pre-sales commit to homes they can't walk through, so the visuals do the selling. Renderings clarify building massing, orientation and material quality, help potential buyers imagine the space, and give planners, neighbours and investors the same picture of the project. Catching a design issue in a draft image is cheaper than catching it on site.
Clarifying design intent for every audience
Each design aspect — massing, materials, landscaping — reads differently to a planner, an investor and a buyer. A rendering is a powerful tool for stakeholder communication because it gives every target audience an accurate representation of the same design. For buyers it also creates an emotional connection that a floor plan can't.
An accurate rendering communicates correct massing, realistic materials and the appropriate urban context. In Vancouver that includes atmospheric realism: we can light a scene for the soft, overcast light of a Pacific Northwest day as well as for sun, so the image matches what people will actually see.
Renderings in Vancouver rezoning applications
The City of Vancouver's CD-1 rezoning guide lists renderings or perspectives showing multiple street-level and aerial views among the architectural drawings an applicant submits, alongside shadow studies and, for some sites, a 3D model. The same images then carry public consultations, where neighbours judge a project from pictures rather than plans. Clear visuals reduce misunderstandings among project stakeholders, which helps a review move.
Presales and BC's Real Estate Development Marketing Act
Under BC's Real Estate Development Marketing Act, a developer must file a disclosure statement with the BC Financial Services Authority before marketing development units, and that statement must plainly disclose all material facts (see BCFSA's REDMA FAQs). Renderings used in the same campaign should match what the disclosure statement and the drawings describe, which is why we model from the drawings rather than approximating them.
Rendering Company Vancouver: How to Choose One
- Local knowledge. A Vancouver rendering company knows the lanes, the rain-screen cladding, the North Shore mountains in the background and how a 33-foot lot is laid out.
- Human artists or AI. Ask how the images are made. AI output approximates proportions and details; a human 3D artist models your architectural visions from the drawings.
- Accuracy you can defend. Pre-sale renderings end up in brochures, sales centres and investor decks, so they need to match the design.
- Clear pricing. Per-image pricing for exterior renderings, interiors and aerials makes quotes easy to compare.
- One studio, one visual language. Using the same studio from planning through pre-sales keeps a consistent visual language across project stages and avoids costly revisions.
Stills, architectural animation or VR?
Bella produces still images. If your launch needs architectural animation, virtual reality tours or other immersive formats, a studio that specializes in them is a better fit; for most sales and planning work, stills and 3D floor plans are what gets used.
Labelling Renderings in BC
Renderings used in property marketing should be labelled as renderings. The BC Financial Services Authority says licensees should label photos or videos that have been altered and enhanced so they do not mislead a potential buyer, and its rules prohibit false or misleading advertising. See our Canadian compliance guide and confirm your board's current rules.
3D Rendering Vancouver FAQ
How much does architectural rendering cost in Vancouver?
Bella's 3D rendering starts at US$550 for a residential interior, US$700 for a commercial interior, US$750 for a single-building exterior, US$1,000 for a streetscape or aerial and US$1,400 for multiple buildings. Canadian customers are charged in CAD at checkout, and volume discounts start at 3 renders.
How long does it take?
Typical delivery is 1–2 weeks. Larger pre-sale packages are scheduled around your launch date.
Can you render a laneway home from a survey and plans?
Yes. Send the survey, site plan and elevations. Lane context matters for these — send photographs of the lane if you have them and we will build it in.
Do you handle multiplex projects?
Yes. Multi-building compositions start at US$1,400 per image, and a streetscape showing the full frontage is usually the single most useful image for these.
Is the work done by AI? Can ChatGPT do architectural renderings?
No. Every rendering is modelled and lit by a human 3D artist working from your drawings, so the proportions and details match the design. AI tools can make a quick concept image, but not a reliable picture of your specific building.
What do architects use for 3D rendering?
Common tools include 3ds Max with V-Ray or Corona, Revit, SketchUp, Lumion and Enscape. For a Bella project, send CAD, Revit, SketchUp or PDF files.
Do you also stage completed units?
Yes — virtual staging in Vancouver is US$37 per photo (charged in CAD at checkout), usually delivered in 24–48 hours, once the unit is built and photographed. It helps buyers picture empty units as homes.
