3D Building Plans: What They Are, How to Make One and What They Cost

A 3D building plan is a three-dimensional version of a building's 2D plans. Most often that means a 3D floor plan: one level seen from above with the roof removed, showing walls, doors, windows and furniture to scale. It can also mean a 3D model of the whole house or building, shown from the outside. 3D building plans are made from a dimensioned 2D floor plan, either with free software or by a professional, and they are visual tools, not construction drawings.
Homeowners use them to check room layouts before choosing or changing house plans. Home builders and developers use them to sell homes from plans before construction begins. Real estate agents pair them with listing photos so buyers understand a property's layout, and architects and interior designers use them to present design concepts to clients who find technical drawings hard to read.
At Bella Virtual Staging, human 3D artists (never AI) turn a 2D plan, a PDF or a sketch into a 3D floor plan for $70 USD; 2D floor plans start at $20. We work for clients across the US and Canada from Vancouver, BC.
What are 3D building plans?
A 3D building plan is any drawing that shows a building's layout, form or space in three dimensions rather than as flat lines on a page. The most common forms are:
- 3D floor plan. One level seen from above or at an angle, with the walls given height, drawn as an axonometric or perspective cutaway. Walls, doors, windows, flooring, fixtures and furniture are all shown, so you can see how rooms connect and how the space flows at a glance.
- 3D house plan views. An exterior model of the whole building showing roof lines, facade, massing and how the structure sits on its lot. Some house plan sellers, such as The House Designers, offer 3D house plans with 360-degree views of the exterior and sometimes the interior, so you can see the roof shape and details before you buy the plans or plan changes to them.
- Photorealistic 3D rendering. A finished image of an interior or exterior from eye level, with realistic light, materials, textures and landscaping.
- BIM model. Building information modeling (BIM) is what architects, engineers and contractors work in: a data-rich model that holds the building's physical and functional information, with architecture, structure and mechanical, electrical and plumbing systems in one place. It is a design and construction tool, not a marketing image.
A traditional 2D floor plan shows the same layout as flat lines, symbols and dimensions. It tells you what is where and how large each room is, but it has no depth. A rendered floor plan adds colour and texture to that flat view, while a 3D plan goes further and adds height and perspective. If you are new to plans, start with how to read a real estate layout, or read what a 3D floor plan is in more depth.
How are 3D building plans different from 2D plans and blueprints?
A 2D floor plan gives measurements, a 3D plan shows how the space will feel, and blueprints (construction drawings) are what a builder actually builds from. Each serves a different audience at a different stage of a project.
| 2D floor plan | 3D floor plan | Construction drawings | 3D rendering | |
|---|---|---|---|---|
| What it shows | Layout, dimensions, walls, windows and doors in a flat view | The same layout with height, furniture, finishes and perspective | Structure, systems, materials and dimensions for the builder | A photorealistic eye-level image of an interior or exterior |
| Best for | Measuring and planning | Buyers, clients and marketing | Construction, permits and pricing the build | Marketing, finishes and design options |
| Can you build from it? | No | No | Yes | No |

Who uses 3D building plans, and why?
Anyone who has to make a decision about a space before they can walk through it. The main users:
- Homeowners. Check room sizes, test whether furniture will fit and see the flow of a future home before buying house plans, building or renovating. Open or closed layouts, window placement and how the bedrooms are arranged are far easier to judge in 3D.
- Home builders and developers. Sell homes from plans before construction starts, usually with one 3D plan per model or unit type, combined with exterior renderings for presale marketing. Bella's 3D rendering services are built for this.
- Real estate agents. Many buyers struggle to read a flat drawing. A 3D floor plan next to the listing photos shows how an apartment or house fits together.
- Architects and interior designers. Present design concepts, mood boards and finish options to clients who do not read technical drawings.
- Property managers. Show unit layouts for leasing, especially in buildings where tenants compare several units before signing.
- Architects, engineers and contractors. On larger projects the whole team works from one BIM model. Autodesk lists better coordination, less rework and clash detection, which finds conflicts between building systems before construction begins, among the benefits.
How do you make a 3D plan for a house?
Start from an accurate, dimensioned 2D floor plan, build the walls, doors and windows to scale, add finishes and furniture, then render the views you need.
- Gather the inputs. The 2D floor plan with room dimensions, ceiling heights, window and door positions and stair details. A PDF, a CAD file or a clear scan all work.
- Decide: free software or a professional. Personal planning can start with a free tool; plans for a listing or a presale brochure usually justify professional work.
- Trace the plan to scale. Import or redraw the floor plan, then place walls, doors, windows, stairs and cabinets at their real sizes. Accuracy here prevents every later error.
- Add finishes and furniture. Choose flooring, wall colours, fixtures and furniture at real dimensions. Most tools include a library of objects you can drag into place.
- Choose the view. A top-down or angled camera works for a 3D floor plan. For a full house, plan one view per floor, plus an exterior if you need one.
- Check every room against the 2D plan. Compare dimensions, door swings and window sizes before you share anything.
- Export at the right size. Web listings, the MLS and print brochures each need different image sizes and file types (JPG, PNG or PDF).
Is there a free app to make 3D building plans?
Yes. Several free tools let you draw a floor plan and view it in 3D:
- Sweet Home 3D: a free interior design application for drawing the plan of your house, arranging furniture on it and viewing the result in 3D. It installs on a computer, phone or tablet, or runs in the browser.
- Floorplanner: works in the browser, with a free account that allows 5 projects and standard-definition exports. Paid credits and subscriptions are optional.
- SketchUp Free: a browser-based 3D modeler, useful for massing and layouts. The free version is not for commercial use.
- Planner 5D: free to start, with paid options.
Free tools are good for layout planning and trying out ideas. The result is only as accurate as your measurements, though, and a plan you publish in a listing needs to be right.
When should you hire a professional instead?
Hire a professional when the plan goes into marketing (a listing, a presale brochure or a website), where accuracy and presentation affect the sale. It also makes sense when all you have is a PDF scan or a hand sketch with measurements, or when you need a consistent set of plans across many units.
Bella's 2D and 3D floor plans are drawn by human 3D artists from your plan, never generated by AI. Walls, windows, doors and fixtures are built and checked by a person, so the finished plan matches the real layout.
How much do 3D building plans cost?
From free (with DIY software) to $70 for a professional 3D floor plan at Bella. Photorealistic 3D renderings of a building start at $750 per exterior image. All Bella prices are in USD:
| Service | Bella price (USD) |
|---|---|
| 2D floor plan | $20 |
| 2D floor plan, colored or textured | $25 |
| 3D floor plan | $70 |
| Interior rendering, residential | $550 |
| Interior rendering, commercial | $700 |
| Exterior rendering, single building | $750 |
| Exterior rendering, streetscape or aerial | $1,000 |
| Exterior rendering, multiple buildings | $1,400 |
Volume discounts apply automatically: 5% off at 3 or more, 10% at 6 or more, 15% at 11 or more and 20% at 21 or more. On a multi-unit development, that adds up.
What moves the price: the number of levels, how much furnishing and detail you want, and whether you need a plan view or a photorealistic rendering. For what a full house rendering involves, see 3D rendering of a modern house, and for market-wide prices, the architectural rendering cost guide.
Can you build a house from 3D building plans?
No. 3D building plans are for seeing and marketing a layout. A 3D floor plan or a rendering does not carry the structural, electrical and plumbing detail a builder and a building department need.
Construction and permits need construction drawings prepared to your local building department's requirements, typically including site plans, foundations, framing, sections, elevations and material specifications. Check with your local building department for exactly what it requires.
The practical approach: use the 3D plan to make layout and finish decisions with confidence, then have your architect or designer update the construction drawings to match.
Frequently asked questions
Quick answers to the questions we hear most often about 3D building plans.
How much do 3D house plans cost?
DIY software can be free. A professional 3D floor plan at Bella is $70 per plan, and 2D plans start at $20. Photorealistic exterior renderings start at $750 per image. Price depends on the number of floors, the level of furnishing and whether you need a plan or a full rendering.
Is there a free 3D floor plan app?
Yes. Sweet Home 3D is free home design software, Floorplanner has a free account with up to 5 projects, SketchUp Free is a browser-based 3D modeler for non-commercial use, and Planner 5D is free to start. All four let you draw a floor plan and explore it in 3D.
How can I create a 3D model of a building?
Draw or import the 2D plan into a 3D tool, raise the walls to ceiling height, then add doors, windows, a roof and materials. Check the model against the plan dimensions before you use it. For a building that already exists, reality capture (a 3D laser scan or photogrammetry) records it as a point cloud that a model can be built from. If you would rather not do it yourself, send the plans to a studio like Bella and we build the model for you.
What is the difference between a 3D floor plan and a 3D rendering?
A 3D floor plan shows a whole level from above with the roof removed, so walls, furniture, flooring and room connections are visible at once. A 3D rendering is a photorealistic eye-level image of one room or the exterior, with realistic lighting and textures. Builders often use both together in presale campaigns.
Do you use AI to make 3D floor plans?
No. Every Bella floor plan and rendering is made by human 3D artists. AI tools can turn a 2D plan into a 3D view quickly, but they can misread scale and misplace walls and windows, which matters when the image goes into a listing or a presale brochure.
Can I use 3D building plans in a real estate listing?
Yes, as long as the plan matches the real layout and does not misrepresent square footage or features. Label it as an illustration and check your MLS rules for drawings and digitally created images.
