What Does "Virtually Staged" Mean? How to Spot a Virtually Staged Home and What the Rules Say

Before and after virtual staging of a high-rise dining area

A virtually staged home is a property whose listing photos have furniture and decor added digitally instead of with physical furniture. The room itself is real, and the furnishings are not. Virtual staging is legal and widely used when it is disclosed, but it should never hide defects or change the structure, and some places, such as California, now also require the original photo to be shown. This guide explains how to spot a virtually staged home, how it works, what it costs and what the rules say.

We wrote it from our work at Bella Virtual Staging, a Vancouver-based studio that stages listing photos for agents, builders and photographers in the US and Canada. Every image is made by real interior designers, never AI.

What does "virtually staged" mean?

"Virtually staged" means the furniture in the photos was added with software, not placed in the room. A stager or designer takes a photo of an empty or sparsely furnished room and layers in sofas, tables, rugs, art and plants at the right scale and with matching light.

The aim is to help buyers see how a room can be used. Empty rooms are hard to judge on screen, and a staged photo shows where a bed or a dining table would fit.

How can you tell if a home is virtually staged?

Listings should say so, and a few visual clues help when they do not.

  • A label. Look in the photo caption, the listing remarks or a note such as "virtually staged" or "digitally altered."
  • The original photo. In some markets the unaltered image must sit beside the staged one or be linked from it.
  • Furniture that never appears twice. If the same room appears in other photos or a video without furniture, it was probably added.
  • Shadows and scale. Cheap or automated staging can show furniture that floats, has soft shadows or is the wrong size for the room.

If a listing does not say, ask the agent, and always judge a home by a showing, not by photos alone.

How does virtual staging work?

The process is the same whether a studio uses designers or software.

  1. Send photos. Wide, well-lit photos of each room, shot level and at a consistent height.
  2. Choose a style. Modern, traditional, family or luxury, matched to the likely buyer.
  3. Design. Furniture and decor are selected and placed to suit the room's size, windows and traffic flow.
  4. Review. Small changes, such as a different sofa or rug colour, are routine.
  5. Deliver. You receive the staged photos and the originals so both can be shown.

Is a virtually staged home misleading?

Not when it is labelled and kept honest. The test is whether the photo changes what the buyer thinks they are buying.

Furniture is a removable item, so adding it is generally accepted as long as it is disclosed. Changing the structure, hiding damage, enlarging rooms or altering views is not acceptable. We keep edits cosmetic: walls, windows, doors and views stay as they are, and we supply the original photo with every staged image.

What do the disclosure rules say?

Rules vary, so check your local MLS and state law. In California, AB 723 took effect on January 1, 2026. It requires a licensed broker or salesperson who uses a digitally altered image in a sale advertisement to state that the image is altered and to link to or include the original unaltered image. The law lists added, removed or changed furniture, fixtures, flooring, walls and similar items as alterations, and it excludes routine adjustments such as exposure, colour correction and cropping.

Many MLSs elsewhere require a similar label in the listing remarks. When in doubt, label every staged photo as "virtually staged" and keep the originals.

Virtual staging or physical staging?

Choose by budget, timeline and the kind of home.

  • Virtual staging is faster and cheaper, works on vacant or occupied homes and can be done across a whole listing in a day or two. Our service starts at US$39, see virtual staging.
  • Physical staging lets buyers touch and feel the furniture at showings, but it needs rental furniture, delivery and removal, and it takes longer.
  • Both can work for a luxury listing: virtual staging for the online photos and a light physical refresh for showings.

What if the room is not empty?

Furniture can be removed and replaced. A cluttered or dated room can be cleared digitally and restaged, which is useful for occupied homes and estate sales. If the finishes are the problem, see what a virtual renovation is.

Frequently asked questions

Is virtual staging legal?

Yes, when it is disclosed as your MLS and state law require. It is not acceptable to use it to hide defects or change structure.

Does virtual staging help a home sell?

It helps buyers picture a room, which is the reason agents use it. It does not guarantee a sale or a price, and we do not claim that it does.

How long does it take?

Virtual staging is typically delivered in 24 to 48 hours.

Can I stage only some rooms?

Yes. Most listings stage the main living areas and the primary bedroom, which buyers look at first.
