How Many Renderings Does a New York New Development Need?
There is no fixed number. It depends on the number of residence types, the amenity package and how the marketing materials will be used. As a planning guide, a launch set usually includes:
- one or two exterior hero views (daytime, and a dusk view if the building lights up well);
- a streetscape or aerial if the location, the skyline or a park is part of the story;
- the lead residence in each finish package, from the same camera position;
- one image per signature amenity;
- a furnished 3D floor plan for each residence type, so buyers can compare layouts without a sales associate in the room.

Renderings in New York Condo Advertising: Label Them
New York regulates how renderings appear in new-development advertising. For condominium offerings filed under Part 20 of the Attorney General's regulations, 13 NYCRR § 20.6(h) says: "An artist's rendering of a property in an advertisement must be marked as an artist's rendering and must accurately and realistically depict the dimensions, height and landscaping of the property and surrounding roads, buildings and open space." The same section requires any room or floor plan in an advertisement to be to scale, and advertisements for amenities that won't be available at closing must state the approximate date they will be.
Sponsors who test the market before an offering plan is accepted do so under the Attorney General's Cooperative Policy Statement #1, whose advertising guidelines also say an artist's rendering "shall be clearly labeled as such and shall accurately depict the dimensions of the advertised property," and require advertisements to be submitted to the Department of Law at least five business days before use.

How to Choose a 3D Rendering Studio in New York
