Best AI Virtual Staging Software for Realtors in 2026: 7 Tools Compared

AI Virtual Staging in 2026: Best Software, Real Prices, and AI vs Human Designers - Bella Virtual Staging

The best AI virtual staging software for realtors in 2026 is Virtual Staging AI or AI HomeDesign for low-cost volume, Collov AI or Stager AI for rooms shot from multiple angles, and Apply Design for hands-on control. Subscriptions run about $14 to $127 a month. Check every image for scale and structural changes before it goes on the MLS.

Updated October 2026. Every price and feature below was checked on the vendor's own website on October 26, 2026. Bella Virtual Staging publishes this guide. We are a human-designer service, not software, so we are not in the software ranking; we appear only as the alternative for when you want a designer.

Looking for no-cost options only? Our guide to the best free virtual staging apps covers free credits, free previews and free 3D planners. This page compares the paid AI staging tools real estate agents and other real estate professionals actually use for listings: what they cost, what features you get, how good the output is and what to check before you publish.

Best AI virtual staging software at a glance

Prices are the vendor's published rates for real estate professionals. Most AI tools quote a monthly equivalent of a yearly plan, so the month-to-month price is higher.

Software Price (Oct 2026) Best for
Virtual Staging AI $16–$79/mo, billed yearly Low cost per photo, fast results
AI HomeDesign $19–$49/mo yearly; $35+ monthly One credit covers every edit to a photo
Collov AI $19–$127/mo, billed yearly Multi-angle staging, built-in disclaimer
Stager AI Plans from 10 photos/mo; price shown in your currency Multi-angle rooms, HDR photo edits

VirtualStaging.ai $25–$49/mo; done-for-you from $99 Agents who want an AI-plus-designer option
REimagineHome About $14–$99/mo in credits Redesigns guided by reference photos

What AI powered virtual staging does, and what it can't

AI powered virtual staging uses a generative image model to furnish property photos digitally. You upload a photo of an empty room, choose the room type and one of several design styles, and the tool returns a fully staged image in just seconds. Most virtual staging tools also handle furniture removal, so you can remove furniture from an occupied room, clear unwanted objects and then add new furniture in its place. Many now add photo editing extras such as image enhancement, day to dusk and lawn or sky replacement for outdoor spaces.

Why the real estate industry adopted it so fast: virtual staging does not touch the physical home and needs no movers, rental furniture or install day, so it costs far less than physical staging. The National Association of REALTORS' 2025 Profile of Home Staging found that 83% of buyers' agents say staging makes it easier for buyers to picture a property as their future home, and that the median cost of a physical staging service was $1,500. Virtually staged property photos aim to create that picture online, where potential buyers first see vacant homes and vacant rooms, for a few dollars per image, to attract buyers and build buyer interest before a showing. AI staging also lets you show multiple design styles from one photo of the same space.

What it can't do: the model infers perspective and light from the photo. It does not measure the room. That is why AI staged images can look right at a glance and still be off in ways buyers notice on a tour: a sofa that would not fit, a rug that floats, a window that has changed shape. Image quality varies with the software and with the photo you feed it.

How we compared the AI powered tools

We compared each virtual staging solution on five things that matter to listing agents and real estate agents:

  • Real cost per photo, including what a regeneration or re-render costs.
  • Furniture removal for occupied rooms and existing furniture.
  • Multiple angles: whether one design can carry across photos of one room taken from different angles.
  • MLS use: watermark-free, high-resolution downloads, a disclaimer option and commercial rights.
  • Free trial and refund terms.

Prices and features come from each vendor's own pricing page, homepage or FAQ. We did not run a scored image test, so we do not rank output quality with numbers; instead the quality checklist below shows what to look for in any tool's results.

The 7 best AI virtual staging tools for realtors, reviewed

1. Virtual Staging AI: low price per photo, fast output

Price: $16 a month for 6 photos, $19 for 20, $39 for 60 and $79 for 150, each billed yearly ($0.53 to $2.67 per photo). Monthly billing costs more.

What you get: unlimited renders and downloads, all room types and styles, furniture removal included and about a 10-second turnaround. The $79 Enterprise plan adds API access and a success manager. Its pricing page includes a free image editing trial but lists no free staging plan.

Watch for: each photo is generated separately, so check that furniture styles stay consistent across a listing.

2. AI HomeDesign: you pay for the photo, not the attempt

Price: Pro $19 a month billed yearly ($35 month to month) for 30 photos; Pro Plus $29 yearly ($59 monthly) for 80; Enterprise from $49 a month yearly (from $99 monthly) for 200 photos and up. That is $0.24 to $0.63 per photo on yearly plans.

What you get: one credit covers everything you do to that photo: staging, item removal, image enhancement, day to dusk, wall colour tests and its renovation tools, plus more than 10 AI tools in all. Paid plans give watermark-free, MLS-ready downloads, and unused photos roll over on yearly billing. You can start free with no card, and first-time subscribers can get a full refund within 7 days if they used 3 or fewer generations.

Watch for: generous restyling makes it easy to drift from what the home really looks like. Keep renovated or virtually staged photos clearly labeled for potential buyers.

3. Collov AI: multi-angle staging and a one-click disclaimer

Price: Standard $19 a month, Advanced $49, Premium $79 and Enterprise $127, all billed yearly.

What you get: every plan includes unlimited regeneration, no watermark, a commercial photo license, a furniture removal tool, a one-click virtual staging disclaimer and about a 10-second turnaround. Advanced adds AI multi-angle staging, chat edits and photo editing. Premium adds AI virtual tours and human-assisted multi-angle staging, which helps when multiple images of the same room need to match. The free trial covers 5 images with a watermark.

Watch for: multi-angle staging starts at the $49 plan, so the $19 plan stages each photo on its own.

4. Stager AI: multi-angle rooms and HDR editing in one studio

Price: plans are sized by photos a month: Starter 10, Growth 30, Pro 80 and Studio 150 to 2,000. Stager AI shows plan prices in your local currency, so check its pricing page in your market; volume rates go as low as $0.25 per photo.

What you get: 19 room types and 11 styles, multi-angle staging for up to 4 photos of one room with the same furniture, a magic eraser for unwanted objects, virtual declutter, renovation and HDR editing for real estate photographers. Each photo includes 9 free re-renders, unused photos roll over for up to 6 months and every plan includes API access. A free account gets 10 renders with no card (low resolution and watermarked).

Watch for: a subscription is required to download full-resolution files.

5. Apply Design: a drag and drop editor for more creative control

Price: no subscription. Apply Coins cost $10 each, $8 each for 10 to 19, or $7 each for 20 or more. One-click staging uses 1.5 coins per photo ($10.50 to $15); the DIY drag and drop editor uses 1 coin ($7 to $10). 360 images cost 2.5 or 2 coins.

What you get: the first image is free, item removal is included, one-click results arrive in about 15 minutes with on-the-spot revisions, and DIY revisions are unlimited. That creative control is the reason to choose it: you place realistic furniture yourself instead of regenerating until the layout works.

Watch for: it costs more per photo than the subscriptions if you stage every month.

6. VirtualStaging.ai: flat plans plus a done-for-you option

A different company from Virtual Staging AI (it is run by VS24, Inc., which also runs the human service VirtualStaging.com).

Price: $25 a month for 20 photos, $39 a month for an "unlimited" plan, and Studio at $49 a month for 50 photos, which the site says has no fair-use clause and allows resale and white-label work.

What you get: unlimited revisions per image, all design styles, a custom style you build from reference photos and reuse, free furniture removal, watermark-free images, delivery in under a minute, multi-angle room staging (in early beta), credits that roll over for 3 months and a 7-day money-back guarantee. You can try it free with no card. The done-for-you service costs $99 for up to 10 photos or $149 for up to 20, delivered in 24 hours with a listing video; its team uses the same AI tools plus a designer's eye.

Watch for: the done-for-you tier is still AI output reviewed by people, not designers composing each image.

7. REimagineHome: redesigns guided by reference photos

Price: credit plans of 30 (Essential), 200 (Pro), 400 (Advanced) and 900 (Agency) credits a month, advertised at $14 to $99 a month. New users get 5 free designs.

What you get: virtual staging, vacant-to-furnished and light redesigns, and watermark-free images on every plan. Pro adds a conversational design flow, reference photos to match your style preferences, incremental editing and listing batch processing for real estate.

Watch for: one generation uses one credit, so regenerations cost credits. Budget for misses.

Other apps AI assistants recommend: Homestyler and Remodel AI

When you ask AI assistants such as ChatGPT or Google's AI Mode for the best virtual staging app, two more names come up. Neither is built for listing photos:

  • Homestyler is free 3D home design software. You draw or upload a floor plan, its AI turns it into an editable 3D model, and you decorate it with a library of more than 10 million 3D furniture models before cloud rendering. Good for planning a layout; it does not stage your actual listing photo.
  • Remodel AI is a free-to-download app that remodels a photo of your home: new flooring, walls, landscaping, furniture swaps and removal, with links to shop the furniture. It is aimed at homeowners and renovators, and it changes walls and floors by design, which is exactly what a staged listing photo should not do without disclosure.

Output quality: what to check before a photo hits the MLS

Photo quality in, photo quality out. Start with a level, well-lit shot, ideally from a real estate photographer, then check every output for these four problems. A real estate photographer who also edits can often spot them faster than the listing agent.

1. Scale

The commonest tell. Sofas rendered too large, chairs merging into walls, rugs that float. Buyers rarely name the problem; they just sense the photo looks wrong, and doubt about the photo becomes doubt about the listing. Check furniture against fixed references: a standard interior door is about 6'8" tall and a three-seat sofa about 7 ft long.

2. Light that does not match

Furniture lit from a different direction than the room, or objects casting no shadow. Compare the shadows on the added pieces with the shadows already in the photo.

3. Structural drift, the one with real consequences

Generative models sometimes change things you did not ask them to touch: new flooring, altered window frames, a skylight that does not exist. That misrepresents the property, and no disclosure label fixes it. Always compare the original and the output side by side.

4. Consistency from different angles

If a living room appears in three property images, buyers expect one consistent room. Unless you use a multi-angle feature, each photo is generated separately, so the sofa can change colour between shots.

Using AI-staged photos on the MLS: disclosure rules

However the image is made, the listing obligation is the agent's. Most MLSs require virtually staged photos to be labeled, and NAR's Code of Ethics (Standard of Practice 12-10) prohibits misleading images. In California, AB 723 (Business and Professions Code section 10140.8) has been law since January 1, 2026. It covers any image altered "through the use of photo editing software or artificial intelligence" to add, remove or change elements such as furniture, flooring or walls. The ad must say the image has been altered and include a link or QR code to the original, unaltered image. Routine edits like lighting, white balance, cropping and straightening are exempt.

Some tools help: Collov AI has a one-click staging disclaimer, and Stager AI tells users to label staged or retouched photos where the portal asks. Keep your originals, and see our guide to disclosing virtual staging for wording that works.

AI virtual staging software vs professional virtual staging services

Traditional virtual staging, also called human virtual staging, means a designer composes each image by hand. It costs more than AI staging, though it is still an affordable price next to physical staging. For real estate professionals, the honest answer is not "software bad, designers good." It depends on what the photo has to survive.

AI software Human designers
Cost per photo About $0.25 to $15 About $16 to $37
Turnaround Seconds to minutes 24 to 48 hours
Layout The model, or you in an editor A designer who reads the room
Walls, windows, floors Can change without being asked Left alone unless you order a change
Who checks the result You The designer, then you
Best for Rentals, style tests, volume, speed Hero photos, higher-value and occupied homes

Published per-photo rates from designer-led virtual staging services, checked October 26, 2026:

Service Price per photo Turnaround
Styldod $23; $16 at 8+ photos 24–48 hours
BoxBrownie US$30 Under 48 hours
Stuccco $35; $24.50–$28 with prepaid bundles 24 hours
Bella Virtual Staging US$37; 5–20% off at 3+ photos 24–48 hours

Bella's list price is the highest of the four, and other providers get cheaper at volume too, so compare the total for your usual order size. For the full breakdown of services, see our comparison of virtual staging companies, and for the DIY question, DIY virtual staging vs hiring a service.

AI software is enough when

  • The listing is a rental or lower-value property and the alternative is empty spaces.
  • You are testing furniture styles with a seller before you list, using a few virtually staged listing photos as a pitch.
  • Speed beats polish: the listing goes live tonight and you need instant results.
  • You stage in volume and have time to check every frame yourself.

Hire designers when

  • The photos are your main real estate marketing asset and will be seen thousands of times across real estate portals and social media.
  • The property is higher value and the gap between a good and a mediocre photo is worth the extra cost.
  • You need eight rooms that read as one home, with the same furniture carried through.
  • The room is occupied: clean removal of existing furniture, shadows and marks is where AI output is weakest.

Many listing agents use both in their real estate marketing: AI to test a few looks with the seller, then professional virtual staging for the photos that go live.

Choosing AI staging software for your next listing

  1. Count your photos per month. Under about 10, a pay-per-photo tool like Apply Design or a free trial is cheaper than a subscription. Above 30, the yearly plans from Virtual Staging AI, AI HomeDesign or Collov AI win.
  2. Check how re-renders are charged. Unlimited regenerations (Virtual Staging AI, Collov AI, VirtualStaging.ai) or one credit per photo (AI HomeDesign, Stager AI) beat paying per attempt.
  3. Shoot rooms from more than one angle? Pick a tool with multi-angle staging.
  4. Test your own worst photo, not the vendor's demo: a dark, occupied room shows real image quality on property images fast.
  5. Plan the disclosure before you upload to the MLS.

Can you try AI virtual staging for free?

Yes, for a room or two. Apply Design's first image is free, REimagineHome gives 5 free designs, Collov AI gives 5 watermarked trial images, Stager AI gives 10 watermarked renders on a free account, and AI HomeDesign and VirtualStaging.ai let you start without a card. None stages a whole listing at full resolution for free. Our free virtual staging apps guide lists every free option we could verify, including free 3D planners.

Frequently asked questions (FAQ)

Which AI tool is best for virtual staging?

For low cost per photo, Virtual Staging AI and AI HomeDesign. For the same furniture across multiple angles, Collov AI (Advanced plan and up) or Stager AI. For hands-on control, Apply Design's drag and drop editor. For AI with people checking the output, VirtualStaging.ai's done-for-you service or Collov AI's human-assisted tier.

What is the best virtual staging software for real estate agents?

The best virtual staging software is the one whose cost model fits your volume and your real estate photos: a yearly subscription if you stage every month, pay-per-photo if you stage occasionally. Whichever you choose, check scale and structure on every image before it reaches the MLS.

Can ChatGPT do virtual staging?

ChatGPT can edit an uploaded photo and add furniture, but it is a general image tool, not virtual staging software. It tends to redraw walls, windows and floors, which is the structural drift that makes a listing image misleading.

Is virtual staging AI free?

Only for a trial. Most tools give a few free images, often watermarked or low resolution. Staging a full listing needs a paid plan or per-photo coins.

Can I do virtual staging myself?

Yes. Every tool in this guide is self-serve and designed specifically for real estate photos: upload, pick a room type and style, download. The staging process takes minutes; the work is in the checking. Our DIY vs hiring a service guide walks through the trade-offs.

How much does AI virtual staging software cost per month?

About $14 to $127 a month on subscription plans as of October 2026, mostly billed yearly. That works out to roughly $0.24 to $3 per photo if you use the allowance. Apply Design charges $7 to $15 per photo with no subscription.

Can I use AI-staged photos on the MLS?

Generally yes, with disclosure. Label every virtually staged image, keep the original, and in California include a link or QR code to the unaltered image. An image where the tool changed the flooring or windows misrepresents the property however it is labeled.

Does virtual staging help homes sell faster?

Staging can. In NAR's 2025 Profile of Home Staging, 49% of sellers' agents said staging reduced time on market. Virtual staging aims for the same effect online, and only works if the photos are believable.

Does Bella use AI?

No. Every Bella photo is staged by a human designer, and we do not use AI to stage.

When you'd rather have a designer: Bella Virtual Staging

Bella Virtual Staging is not software and not AI powered virtual staging. Our interior designers stage each photo by hand at US$37 per photo, with volume discounts of 5% at 3+ photos, 10% at 6+, 15% at 11+ and 20% at 21+ (see pricing). Delivery is 24 to 48 hours, revisions are unlimited for two weeks, and if a photo still is not right we rework it or refund it. Furniture removal is free with staging, and we serve agents across the US and Canada. If an AI tool covers what you need, use the tool. If the photo has to carry the listing, we are here.
