The living room: furniture that faces the river
The living room's corner of windows looks across the East River, and the listing calls out its recently refinished hardwood floors. Empty, the room was a pale box with a great view. Our designers placed a cream sectional with soft pillows, a marble-topped coffee table on a black and white striped rug, a rust-coloured lounge chair by the window, an arc floor lamp and a wall-mounted TV. The furniture stays below the window sill, so the river view stays clear.

The living room from the other side: living and dining in one view
From the window end, the photo shows how the living room connects to the dining area and the kitchen pass-through. With the sofa, coffee table and a round dining table with four chairs in place, buyers can see that a 765 sq ft one-bedroom holds a full living room and a table for four.

The dining area: a table next to the kitchen
The listing mentions a generous dining area next to the kitchen. We staged it with a round pedestal table, four cream upholstered chairs with wood frames, a bowl of fruit, a framed print and a potted olive tree, so the corner reads as a dining room and not leftover space.

The bedroom: waking up to the river
The bedroom shares the river view through its own curved run of windows. A wood bed with white bedding and a rust throw, a nightstand with a lamp, a white dresser, a tall plant and a framed print show that a full bedroom setup fits, with the view left clear.

A note on light fixtures
The staged dining photos show a pendant light over the table in place of the existing ceiling fixture. Like furniture, a changed fixture is part of the virtual staging and should be disclosed with the photos.
What we can and cannot say
We do not claim staging sold this apartment. It is a high-floor unit with river views in a full-service building with a pool, a gym and a 24-hour doorman. What the record shows is that the staged photos were ordered five days before the listing went live, the apartment was in contract 18 days later, and it closed $35,000 below its asking price.
Takeaways for one-bedroom condos
- Prove the table fits. In a one-bedroom, buyers want to know if there is room to eat as well as sit.
- Keep the view clear. Low furniture below the window sill lets the river view do the selling.
- Stage more than one angle. A second view of the same room shows how the spaces connect.
