Sold: 122 Newton Street PH, Brooklyn, Virtually Restaged Before and After

122 Newton Street PH, a full-floor, three-bedroom penthouse in a five-unit condominium where Greenpoint meets Williamsburg, was listed on April 14, 2026 at $2,450,000, went into contract about three weeks later and closed on July 10 for $2,450,000, its full asking price. Serhant had the listing. The apartment was still furnished when it was photographed, so Bella digitally removed the existing furniture and restaged the rooms. The order was placed on April 6, eight days before the listing went live.

Why restage a furnished penthouse
The apartment was still furnished, and the outdoor spaces were set up for storage, not for selling: patio chairs on the balcony and furniture under a tarp on the roof deck. For a $2.45 million penthouse, the two private outdoor spaces are a big part of the price, so the photos needed to show them at their best. Our designers removed what was there and staged each space from scratch. The three photos below show the biggest changes. The two bathroom photos only needed small finishing touches.
The primary bedroom: a calmer room with the balcony in view
The primary suite sits at the back of the apartment, with a wall of windows and a door to the private balcony. We replaced the existing bed and chair with a tufted tan upholstered bed, layered bedding in brown and cream, a bench at the foot of the bed, a nightstand with a lamp, a large rug and a pair of framed prints. The furniture stays low, so the windows, the light and the balcony door stay the focus.

The balcony: a place to sit, not a place to store chairs
The original balcony photo showed folding bistro chairs and a row of pots. We staged it with an outdoor loveseat with white cushions on a dark woven frame, white hydrangeas in a pot and big pots of white flowering plants, so a buyer sees a private place to sit a step from the bedroom.
In this photo the before image is inset at bottom right, so it does not cover the new seating.

The roof deck: dinner with a skyline view
The listing calls the private roof deck the home's crowning glory, with views of the Manhattan skyline. In the original photo, the furniture was under a tarp. Our designers staged it as an outdoor dining room: a teak table with six woven chairs, a vase of red flowers, an outdoor rug, potted evergreens and white hydrangeas along the edge. The skyline stays in the background of the shot.

What we can and cannot say
We do not claim staging sold this penthouse. It is a full-floor unit in a small boutique building near McCarren Park, and the same apartment had sold for $2,200,000 in 2023. What the record shows is the timeline: the restaged photos were ordered eight days before the listing went live, the penthouse was in contract about three weeks later, and it closed at its full asking price.
Takeaways for furnished listings
- You don't need an empty home to stage. Furniture can be removed digitally, then each room restaged to suit buyers.
- Stage the outdoor space. A balcony and a roof deck are worth a lot in New York, and photos of storage or covered furniture undersell them.
- Keep the view in the frame. Low furniture and a clear sightline let the skyline do the selling.
