Virtual Tour Software for Real Estate: 10 Tools Realtors Trust

The best virtual tour software for real estate depends on what you need to make. Matterport is the standard for 3D digital twins with a dollhouse view and measurements. Zillow 3D Home is free and puts a tour straight onto your Zillow listing. CloudPano, Kuula, TeliportMe and Panoee build fast, branded 360° virtual tours with interactive hotspots. Why do realtors use virtual tours?
Because that is where buyers start. In NAR's 2025 Profile of Home Buyers and Sellers, 46% of buyers said their first step was looking online for properties for sale, 52% found the home they bought online, and 70% used a mobile or tablet device during the search. Among buyers who searched online, 81% rated photos very useful, 57% floor plans and 38% virtual tours.

Zillow's own numbers point the same way. On its 3D Home page, Zillow says active listings with a 3D Home interactive floor plan drew on average 43% more page views, 47% more shares and 49% more saves than similar nearby listings without one. A tour also lets buyers screen out homes whose layout doesn't fit, so the people who book a showing are more serious about the property. For the buyer's side, see our guide to how people walk through homes online.
What key features should real estate virtual tour software have?
Before you compare prices, check that the platform covers the features that matter for property listings:
Tour type. A 360 virtual tour links panoramas with hotspots; a 3D digital twin adds depth, a dollhouse view and measurements.
Camera support. Most platforms accept Ricoh Theta and Insta360 cameras; some also capture with a phone.
MLS-ready links. Many MLSs accept only unbranded tours in the virtual tour field; Realcomp, for example, requires them and asks for Matterport links to end in &mls=1. Check that your platform can publish an unbranded link.
Interactive hotspots and floor plans. Hotspots move viewers between rooms and label features; floor plans show how the space connects.
Easy sharing. You should be able to embed virtual tours on your own website, share a link on social media and view it on mobile devices.
Branding and your own domain. Higher plans usually remove the vendor's logo or let you host tours on your own domain.
Analytics and lead capture. Some platforms track views or connect to Google Analytics, and some collect viewer details inside the tour.
Live or guided viewing. A few tools let you walk a buyer through the tour on a live call.
The 10 best virtual tour software tools for real estate
Here is what each tool does well, what it costs as of September 2026, and what to watch for. Prices are in USD unless noted, and plans can change, so confirm on the vendor's site before you subscribe.
1. Matterport
Matterport creates 3D "digital twins" that buyers glide through, with a dollhouse view of the whole property and a measure mode for rooms, windows and walls. It is the platform behind Redfin's 3D walkthroughs, and CoStar Group completed its acquisition of Matterport in February 2025. You can capture with an iPhone or Android phone, a supported 360 camera such as the Ricoh Theta or Insta360 X series, or Matterport's own Pro3 camera.
Pricing, as of September 2026: a free plan with 1 active space; Starter 5 at $14/month (or $144 a year); Professional 20 at $69/month; Business plans from $355/month, per Matterport's price list.
Watch for: spaces on the Free plan can only be shared publicly if they were scanned with smartphone capture, and Pro3 scans need a Professional plan or higher.
2. Zillow 3D Home
Zillow 3D Home is a free iOS and Android app for creating virtual tours on Zillow listings. You can capture with a supported iPhone or Android phone, or with a compatible 360-degree camera, which you need if you want Zillow's interactive floor plan. Once the tour link is on the MLS, Zillow says it syndicates to most major real estate sites, and listings with a 3D Home tour carry a label that helps them stand out in search.
Pricing, as of September 2026: free, with no per-home, service or hosting fees, per Zillow.
Watch for: it is built for the Zillow ecosystem, with fewer branding and customization options than paid 360 tour software.
3. CloudPano
CloudPano is browser-based 360 tour software aimed at agents and photographers. Its standout feature is CloudPano Live, an in-tour video chat that lets you guide a buyer through the tour and share your screen. Higher plans add white-labeling and your own domain.
Pricing, as of September 2026: you can build tours for free but need a plan to publish them. CloudPano's pricing page lists Pro at $22.50/month billed yearly (3 published projects) and Pro Plus at $33/month billed yearly (unlimited published projects, 5 seats). Google Street View publishing is an add-on at $9.99 per publish.
Watch for: live video chat is on Pro Plus and Enterprise only.
4. Kuula
Kuula is a simple way to turn 360 photos into a tour that works well on phones. Kuula says it is used by more than 750,000 professionals and that more than 2 million virtual tours have been made with it. It accepts panoramas from any 360 camera, including Ricoh Theta and Insta360, and says over half of virtual tour views happen on mobile devices, so its player runs on phones, tablets and VR headsets with WebXR support without an app. Pro adds unlimited tours, your own logo and audio; Business adds a custom domain, password-protected tours and Google Analytics.
Pricing, as of September 2026: a free Basic plan, with paid plans starting at $20/month, per Kuula.
Watch for: on the free plan, hotspots are visible only to the owner, so you need a paid plan to share a working tour with buyers.
5. TeliportMe
TeliportMe includes unlimited tours and storage on every plan, plus Google Street View publishing, and has its own iOS and Android capture app. Its Virtual Host feature adds a pre-recorded virtual presenter that guides viewers through the tour.
Pricing, as of September 2026: Essential $25/month ($19/month billed annually), Business $35/month ($29), and Unlimited $99/month ($83), with a free trial, per TeliportMe.
Watch for: the cheapest plan covers one user and one brand, so teams will need Business or Unlimited.
6. iStaging
iStaging's VR Maker app lets agents capture 360° panoramas with a smartphone and iStaging's rotator and lens kit, or with a supported 360 camera, and publish them as LiveTour virtual tours.
Pricing, as of September 2026: Essentials is listed at $5/month for real estate agents (3 virtual tours, 30 panoramas each); Advantage is $150/month and Premier $390/month, per iStaging.
Watch for: the built-in video communication tool is only on Advantage and Premier.
7. EyeSpy360
EyeSpy360 skips subscriptions entirely. Each tour includes an interactive 360° virtual tour, a 3D model, a floor plan with measurements and unlimited live viewings through EyeSpyLIVE, where you walk a buyer through the property on a call.
Pricing, as of September 2026: pay as you go, with a minimum of $15 per tour covering up to 15 spaces and $1 per additional space; your first tour is free, per EyeSpy360.
Watch for: larger or open-plan spaces may need more than one image, which adds to the space count.
8. Panoee
Panoee is a strong pick for free virtual tour software. Its free-forever plan lets you create unlimited tours and keep them online, with 3 GB of storage; you pay only for extra storage or premium branding features.
Pricing, as of September 2026: free plan; pay-as-you-go charges only in months when a premium tour is public; extra storage is $0.15 per GB per month; billing is month to month with a 30-day refund, per Panoee.
Watch for: advanced branding sits on paid tiers.
9. iGUIDE
iGUIDE pairs an interactive 3D virtual tour with an accurate floor plan, a measurement tool and a shareable property link. It is captured with iGUIDE's PLANIX camera, by you or an iGUIDE provider, and charged per project rather than by subscription, with hosting included.
Pricing, as of September 2026: iGUIDE's help center lists Standard processing at $34.50 for up to 1,500 sq ft, with larger homes billed by square footage, per iGUIDE. A provider's capture fee is separate.
Watch for: you need an iGUIDE camera or an iGUIDE provider to create one.
10. Pano2VR
Pano2VR, from Garden Gnome Software, is desktop software for people who want full control over every hotspot, menu and skin, and who are comfortable hosting tours themselves or on Garden Gnome's cloud. Version 8, released in May 2026, added 3D models and Google Street View publishing.
Pricing, as of September 2026: a one-time license at €499 excluding VAT, or an optional subscription at €360 a year that includes cloud hosting and future versions, per Garden Gnome. 3DVista Virtual Tour Pro is a similar one-time-license alternative at $499.
Watch for: there is a learning curve, and tours have to be uploaded and hosted separately.
Update, September 2026: we removed Concept3D, which now focuses on higher education, and My360, whose site we could not confirm is still actively developed, and added Panoee and iGUIDE.
Is there free virtual tour software for 360 tours?
Yes, but each free plan has a catch:
Zillow 3D Home: free for as many listings as you want, but tours live mainly on Zillow.
Panoee: unlimited tours on the free plan, up to 3 GB of storage.
Matterport: 1 active space, shareable publicly only if captured with a smartphone.
Kuula: free Basic plan, but hotspots are visible only to you.
CloudPano: build tours free; publishing needs a paid plan.
EyeSpy360: your first tour is free.
How do you make a virtual tour for real estate?
Pick a camera. A phone works for Zillow 3D Home and Matterport smartphone capture; a 360 camera is faster and sharper. Our guide to the best 360 cameras for real estate compares the main models.
Prepare the home. Declutter, open blinds and turn on every light.
Capture every room. Put the camera on a tripod near the center of each room and hallway, at the same height throughout.
Upload and connect the scenes. Add hotspots between rooms, label features and set the starting view.
Add a floor plan so buyers can see how the space connects.
Stage empty rooms so buyers walk through a furnished home instead of bare walls.
Publish. Put an unbranded link in the MLS virtual tour field, embed the tour on your listing page and share it on social media.
Can you add virtual staging to a virtual tour?
Yes. Empty rooms often feel smaller and colder in a 360 tour than they do in person. Bella Virtual Staging offers 360° virtual tour staging at $99 per tour setup plus $37 per staged 360° photo, and works with any 360 camera. Send the panoramas, and our designers stitch the tour and furnish each room by hand, never with AI, so buyers can walk through a furnished home online.

Staging is disclosed, not hidden. NAR's Code of Ethics requires REALTORS® to "present a true picture" in their advertising, and in California, section 10140.8 of the Business and Professions Code requires a statement that an image was digitally altered and a link to the original. Bella adds furniture and decor only and includes disclosure guidance with every order.
Frequently asked questions
Can realtors do virtual tours?

Software ranges from free (Zillow 3D Home, Panoee's free plan) to per-tour pricing such as EyeSpy360 from $15 or iGUIDE processing from $34.50, to subscriptions such as Matterport Professional at $69/month, as of September 2026. Add the cost of a camera or photographer, and staging if the home is empty.
What is the best virtual tour software for real estate?
For 3D walkthroughs with measurements, Matterport. For a free tour on Zillow, Zillow 3D Home. For fast, branded 360 tours, CloudPano, Kuula or TeliportMe. For no subscription, EyeSpy360, iGUIDE or a Pano2VR license.
What is the best 3D virtual tour software for real estate?

Is there any free software that can create 360 virtual tours?
Yes. Zillow 3D Home is free, Panoee has a free-forever plan, and Matterport, Kuula and CloudPano have free tiers with limits on sharing or publishing.

Does Zillow do virtual tours?
Yes. The free Zillow 3D Home app creates virtual tours and, with a compatible 360 camera, interactive floor plans that appear on the Zillow listing.
What is VR tour software?
VR tour software is another name for virtual tour software: it turns 360° photos or 3D scans into a tour viewers can explore on a phone, a computer or a VR headset. Kuula's player, for example, runs in VR headsets that support WebXR, with no app to install.
What is the 3-3-3 rule in real estate?
There is no official 3-3-3 rule. It is an informal rule of thumb, and versions vary; one common version says to keep three months of savings for emergencies, hold three months of mortgage payments in reserve, and compare at least three similar homes before making an offer. Treat it as a budgeting guide, not a lending requirement.
