Virtual Staging Murray Hill: 300 E 40th St Case Study

300 East 40th St 16K Murray Hill living and dining room virtually staged by Bella Virtual

A Bella Virtual case study · Murray Hill, Manhattan · Sold $1,275,000 · by the Bella Virtual design team

When I walked through the photos of 300 East 40th Street #16K, I knew exactly what kind of virtual staging Murray Hill buyers needed to see. This is a corner-adjacent condo with herringbone parquet floors, a wall of glass, and a private terrace with open city views — the kind of unit that should sell itself. Instead, it read empty and a little cold: a radiator cover, bare white walls, and a sliver view of an unmade bed through a doorway that made the whole layout feel confusing. My job was to help a young family walk in — virtually — and immediately understand how their actual life would fit into this space. Sold in 2026 for $1,275,000, this listing is a great example of how the right neutral, light-accented staging can clarify a floor plan and sell a lifestyle at the same time.

The living & dining room — defining the flow

AFTER

The before photo had a real problem: the open sightline into the bedroom made the living area feel like a pass-through, not a destination. There was no visual anchor, and the parquet floor, gorgeous as it is, had nothing to ground it. My first move was placing a plush, light gray sectional against the wall with the sliding glass doors, paired with a chunky geometric area rug in cream and taupe. That rug does double duty — it defines the seating zone and keeps the eye from traveling straight through to the bedroom doorway. I added a swivel lounge chair in the same neutral palette, angled to open a conversation area, which signals to a family that this room can hold a crowd, not just a couch. For color, I kept the client's no-gold-no-silver brief in mind and used warm terracotta and blush tones in the abstract wall art and a single mustard throw pillow — enough of a splash to feel curated, never staged-cold. On the opposite wall, a low, warm-wood media console with black hairpin legs fills what was dead space, giving the eye a second point of interest and making the dining area beyond feel like its own defined room rather than an afterthought. A round dining table with wishbone-style chairs now sits where a nightstand and bed once bled into the frame — instantly resolving the layout confusion and showing buyers this home comfortably supports both everyday dinners and weekend gatherings.

The private terrace — selling the extra room nobody expects

The private terrace staged as an outdoor living room by Bella Virtual

AFTER

In a Manhattan condo staging, outdoor space is a luxury buyers don't take for granted, and an empty terrace — even with those incredible skyline views — reads as an afterthought rather than an amenity. The before shot shows handsome terra-cotta tile and frosted-glass railings, but with nothing on it, a buyer's brain files it as 'unused balcony' instead of 'extra living room.' I furnished it as exactly that: a woven-strap loveseat and matching chairs in warm neutral tones, dressed with blush and sage pillows that echo the color splashes I used inside for a cohesive story from room to room. A pair of potted plants — a tall dracaena and a trailing fern — soften the hard edges of the railing and brick, and make the space feel tended and alive against the dense high-rise backdrop. For a young family, this terrace staging says morning coffee, laptop work with a view, or unwinding after work above the noise of the city. It reframes square footage they might otherwise overlook as genuine living space worth paying for.

The takeaway

The lesson from #16K is one I carry into every Manhattan condo staging project: buyers don't fall in love with floor plans, they fall in love with the version of their life a room lets them imagine — so every furniture choice has to answer a real spatial or emotional problem the empty room created.
