What it is

What you get

Virtual furniture removal and replacement clears the existing furniture, clutter and personal items out of your listing photos, then a real interior designer restages each room with modern furniture and decor. Occupied homes with dated or unappealing furniture look move-in ready online, with no movers and no storage unit, and the MLS-ready photos come back in 24–48 hours.

What is virtual furniture removal?

Virtual furniture removal is a photo edit that erases furniture and clutter from a room photo and rebuilds the floor, walls and light that were hidden behind it, leaving a clean slate. On its own that gives you an empty room. With this service, a Bella designer then adds new virtual furniture in a style that suits your buyer, so prospective buyers see the true layout and space of a room that is clean, furnished and easy to picture themselves in.

Think of it as virtual decluttering plus virtual staging in one order: we remove clutter, personal clutter and small distractions, remove unwanted items like dated sofas or oversized beds, and add virtual furniture that shows how the room is meant to live.

Who uses virtual furniture removal for listing photos?

  • Real estate agents with occupied homes, where the seller's furniture is dated, oversized or too personal for the listing photos.
  • Tenant-occupied and lived-in homes, where nothing can be moved out before the real estate photographer arrives.
  • Interior designers presenting a home makeover to clients before anything is bought.

Already have vacant homes with nothing to clear? Our virtual staging service is the better fit.

How we digitally remove the existing furniture and add furniture back

  1. Choose the number of photos you need and place your order. Your order confirmation includes an upload link with specific instructions, so you can send the photos whenever they're ready.
  2. Tell us what to remove (everything, or only certain pieces) and your preferred staging style, or tell us who you're selling to and the designer chooses. Every Bella designer has a background in interior design.
  3. Your designer digitally removes the unwanted items, restores the room behind them and stages it with new furniture. The listing-ready photos come back for your approval with a quick turnaround time of 24–48 hours.
  4. Revisions are unlimited and free for two weeks after delivery. If a photo still isn't right, we rework it or refund it.

Photo tips for property images that clear cleanly

  • Shoot wide and level at chest height, with the whole room in frame.
  • Well-lit rooms work best: open the blinds and let natural light in.
  • Photos at least 1,000 pixels on the long edge; 2,000 × 3,000 px or larger is ideal.
  • Leave the room as it is. You don't need to move or declutter anything before the shoot.

Human designers vs. AI item removal and AI virtual staging

AI item removal apps can empty a room photo in seconds, and some are free. They're fine for a quick look, but on complex scenes (patterned rugs, busy shelves, furniture in front of windows) they can leave smudges or warped floors, and AI virtual staging often adds furniture at the wrong scale. Human virtual staging takes a little longer: a designer checks every edge, shadow and reflection, so the image quality holds up next to your other property photos in your real estate marketing.

Virtual furniture removal questions

Can AI or ChatGPT remove furniture from a picture?
Yes. AI tools, including image features in chatbots, can erase furniture and add new pieces in seconds. The results often show smudged floors, floating furniture or altered walls and windows, which can misrepresent the property. At Bella, every removal and restaging is done by a human designer.

Can I use these photos on the MLS?
Yes, as long as they're disclosed as virtually staged. Keep the original photo available, and never use furniture removal to hide defects like cracks or water damage. We tell you exactly what to note.

How much does virtual furniture removal cost?
The per-photo price is shown above and includes the removal and the new staging. Volume discounts apply in the cart: 5% at 3+ photos, 10% at 6+, 15% at 11+ and 20% at 21+.

What's the cheapest way to remove furniture from listing photos?
Digitally. There's no moving truck, storage unit or physical staging to pay for, and the seller keeps living in the home while the listing shows a clean, staged room.

Is there a free virtual staging app?
Free AI apps exist, with the quality trade-offs above. New clients can claim a $40 voucher on our free virtual staging sample page to try a designer-staged photo risk-free.

Can you also fix old walls, floors and fixtures?
Yes, with our Virtual Renovation service, which updates flooring, wall color, cabinets and fixtures and then stages the room.

Who owns the finished photos?
You do. Every order includes full usage rights for your listing, marketing and print materials.

Why Bella over cheaper furniture removal services?

Quality over quantity. Our designers spend time and care on every photo to make it as realistic and attractive as possible, because we believe higher-quality images bring more potential buyers to the listing and help it sell at a higher price. And with unlimited revisions for two weeks plus rework-or-refund, you're never stuck with an image you can't use.

Black and white

What we need. What you get.

No surprises in either direction: here's exactly what your order needs, and exactly what lands in your inbox.

What we need from you

  • Photos at least 1,000 pixels on the long edge — most phone and camera photos already qualify. 2,000 × 3,000 px (about 6 MP) or larger is ideal and gives your designer the most to work with.
  • JPEG or PNG, straight from the camera — unedited originals stage best.
  • Shot wide and level at chest height, with the whole room in frame.
  • One photo per room or angle you want staged. Occupied or cluttered rooms are fine — furniture removal is included.

What you get back

  • One photorealistic, designer-staged photo per image — composed by hand, never AI.
  • MLS-ready files at full resolution, with disclosure guidance for your listing.
  • Free digital furniture removal wherever the room needs clearing first.
  • Delivery by download link in 24–48 hours.
  • Unlimited revisions free for two weeks, backed by rework-or-refund.

Not sure your photos qualify? Send one through the free-sample form or contact us before ordering — we'll tell you straight.

How agents use it

How virtual staging wins you.

Win the listing presentation

Walk into the pitch with the seller's rooms already staged — sellers pick the agent who shows them the potential.

Sell empty homes faster

Vacant listings feel cold and photograph small. Staged photos get the showing booked before a competitor's does.

Help buyers fall in love

Buyers decide in the first three photos. A staged room lets them feel home — not just see a floor.

Save your clients thousands

Conventional staging runs $2,000–5,000 a month until the home sells — and the furniture leaves. Virtual staging does the same job once, from $48 a photo.

The math

Same result. A fraction of the cost.

Physical staging$2,000–5,000a month · until it sells · the furniture goes back
Bella virtual staging$48a photo · paid once · yours for the whole listing

Staging does one job: it shows buyers the full potential of a home. Real furniture or virtual, a staged room sets the scene, fills the space, and lets a buyer imagine themselves living there. The only real difference is the bill: physical staging runs thousands a month and leaves the day the home sells, while Bella does the same job once — technology and a real designer, for about a tenth of the cost.

Questions

Before you order

What is virtual staging?

Virtual staging digitally furnishes photos of an empty (or cluttered) room so buyers can see it as a home. At Bella, a real interior designer places photorealistic furniture and decor in your listing photos — no truck, no rental furniture, and the result is MLS-ready in 24–48 hours.

When do I send my photos?

After checkout. Your order confirmation includes an upload link, so you can order now and send the photos whenever they're ready — nothing is needed up front.

How much does virtual staging cost?

From $48 per photo, with volume discounts up to 20%: 5% at three photos, 10% at six, 15% at eleven, and 20% at twenty-one — the best value.

How long does it take?

24 to 48 hours from the moment you upload, with unlimited revisions free for two weeks and a rework-or-refund guarantee.

Is it allowed on the MLS?

Yes. Virtually staged photos are widely used on the MLS as long as they're disclosed as virtually staged. We build every image to MLS specifications and tell you exactly what to note.

Does virtual staging help sell a house?

Yes — staging exists because buyers struggle to picture empty rooms. NAR reports 82% of buyers' agents say staging makes it easier for buyers to visualize a property as their future home, and staged listings consistently earn more saves and showings in the critical first days on market.

Can you stage occupied or cluttered rooms?

Yes, at no extra charge. Furniture removal is included free — we digitally clear the existing furniture first, then stage the empty room.

Can you also fix walls, floors or other items?

Yes — that's our Virtual Renovation service. We digitally modernize walls, floors and fixtures, then stage the room, from $100 a photo. Order it from the Virtual Renovation page.
