The deck: giving the view somewhere to sit
The selling point of this house is outside: a long wraparound deck above the pool with a wide lake view. Empty, the deck photographs as grey boards and railings, and the eye has nowhere to land. Our designers added a wicker lounge set with white cushions, angled toward the water, so the photo reads as a place to spend a summer evening rather than a stretch of decking. The view stays clear above the furniture.

A second angle along the deck shows a sofa, chairs and a coffee table by the big windows of the house, so buyers can see the deck works as an outdoor living room right outside the kitchen.

The bedrooms: empty white boxes made into rooms
Inside, the bedrooms were clean and white with carpet, and almost identical in the photos. We staged each one a little differently, with upholstered beds, layered navy and white bedding, nightstands and coastal art, so buyers can tell the rooms apart and see that a queen bed fits with space to walk around it.

The pool: a lounger and an umbrella
The pool needed only a light touch. A pair of loungers and an umbrella on the pool deck give the photo scale and suggest how the space is used, without hiding the pool or the house behind it.

What we can and cannot say
We do not claim staging produced the 14.2% premium. A house with a pool and lake views in Kirkland draws strong demand in spring, and the price and the listing agent's marketing matter most. What the record shows is the timeline: the staged photos were ready before the listing went live, and the house sold well above asking in under four weeks.
Takeaways for view homes
- Stage the outdoor spaces. When the view is the selling point, furniture on the deck turns it into a place buyers want to be.
- Make similar rooms look different. Varied bedding and art stop a set of white bedrooms from blurring together in the gallery.
- Use light touches where the space already works. A lounger and an umbrella were enough for the pool.
