The living room: from squat rack to sofa

The best feature of this unit is the corner of windows looking out over the treetops. In the original photo, a squat rack loaded with plates, a weight bench and rubber floor mats stood in front of them, with a desk and an office chair by the glass. Our designers removed all of it and staged a living room: a light grey sofa with soft cushions, a white armchair by the window, a black square coffee table, a round pouf and a grey marbled rug, with a large black-and-white print on the half wall. The windows stay completely clear.

The dining area: a table where the gym was

The open area beside the kitchen held a cable machine, a weight bench, cardio equipment and more mats. In its place we set a white marble-top table with tan upholstered chairs, a walnut sideboard, open shelves with a few books and plants, and a large abstract print. Buyers can now see that the unit fits a real dining table next to the kitchen. A second angle toward the front door was staged the same way.

The bedroom: office out, bed in

The narrow bedroom was set up as an office, with a desk, a mesh office chair, a tall pine armoire and an armchair. We staged it as a bedroom with a walnut bed, white bedding with navy pillows and a teal throw, walnut nightstands with brass lamps, a patterned rug and two framed black-and-white architectural prints. The built-in blue cubby shelves by the window stay in the photo.

The kitchen: a light touch

The kitchen itself needed little: boxes and gym gear around the island were removed, and two grey counter stools and a potted plant were added. With the gym gone, the view through to the staged living room and the windows makes the whole unit read as one bright space.

What we can and cannot say

We do not claim staging sold this condo. A two-bedroom, three-bathroom unit in a concrete building near Cambie Village sells on its location, size and price, and the listing agent's marketing plays a big part. What the record shows is the timeline: the staged photos were ready two days before the listing went live, the unit sold in seven days, and the sale completed at C$1,185,000, 1.2% below the asking price.

Takeaways for lived-in listings

  • Show the home, not the hobby. A home gym or an office tells buyers how the seller lives, not how they could. Stage each room for its intended use.
  • Removal plus staging beats removal alone. An emptied room still leaves buyers guessing about scale. Furniture answers the question.
  • Keep the best feature clear. Here that was the corner windows, so nothing tall went in front of them.
