| Work by Bella | 5 photos with furniture removal and virtual staging: living area, dining nook, kitchen, bedroom and balcony |
The living area: one long room, clearly furnished
The suite is one long room, with the living area by the window and the kitchen and front door down the hall. In the original photo, a TV on a low stand, a laptop on a small table, a cushion on the floor and loose cables made the room look smaller than it is. Our designers cleared it and staged a white sofa with blue and grey pillows, a light oak coffee table on a cream rug, a wall-mounted TV over a slim console and a large soft-toned print, with a small dining table visible down the hall.

The dining nook: a table where the slide was
The stretch of floor beside the kitchen held a red toy slide, with a toy car hung on the wall. In a 485 sq ft suite, buyers want to know where they will eat, so we placed a round light wood table with woven chairs and a small plant, and styled the counter with an espresso machine and a bowl of fruit. The kitchen photo itself only needed its counter cleared and restyled.

The bedroom: from mattress on the floor to a real bed
The bedroom photo showed a bare mattress on the floor, boxes by the closet and a chair in the corner. Our designers replaced it with a light oak bed, grey bedding and a taupe knit throw, a white nightstand with a globe lamp, a framed print, a rug and a fiddle-leaf fig, scaled so the closet doors and the walkway around the bed stay visible.

The balcony: proof that a bistro set fits
The balcony is long and narrow, and empty it reads as a corridor. A small round wood table with two chairs, a blue patterned outdoor rug and a few potted plants show it works as a place for coffee, with the brick buildings and the city beyond.

What we can and cannot say
We do not claim staging sold this suite. It took 63 days to sell and went for 2.3% under its asking price, so this is not a bidding-war story, and the price and the listing agent's marketing did most of the work. What the record shows is that the staged photos were ready two days before the listing went live, and the suite sold close to its asking price.
Takeaways for small condos
- Clear before you stage. In a one-bedroom, everyday items fill the frame quickly. Removing them is half the job.
- Answer the small-space questions. Where does the sofa go, where do you eat, does a real bed fit? Each staged photo answers one of them.
- Stage the balcony. In a suite this size, outdoor space is a big part of what buyers pay for.
