415 Central Park West #10E, a two-bedroom, three-bath prewar co-op across from Central Park, was listed on March 26, 2026 at $2,000,000, went into contract on May 1 (36 days later) and closed in July 2026 at $1,975,000. Brown Harris Stevens had the listing. For the marketing photos, Bella virtually staged the two empty bedrooms.

Primary bedroom: from empty room to a place to sleep

The primary bedroom already has what buyers pay for here: beamed ceilings, strong light and a window that looks onto the park. Empty, though, it reads as a long white box, and it is hard to tell whether a king bed fits. Our designers added an upholstered bed, matching nightstands, a rug, a dresser and one large piece of art, so a buyer can see that the room is comfortable and where the furniture goes. The window and the view stay the star.

Second bedroom: showing it works as a kids' room

The second bedroom is narrower than the primary, and empty it is hard to picture. We staged it as a shared kids' room with two twin beds, a dresser and playful art, so buyers can see that two beds fit and how the room lives.

What we can and cannot say

We do not claim staging alone sold this apartment. Price, location, condition and the broker's marketing all matter, and this co-op has a lot going for it. What the record shows is the timeline: the staged photos were ordered on April 3, in the first weeks of the listing, and the apartment was in contract about four weeks later. Bedrooms are the rooms buyers most often struggle to imagine, and that is where virtual staging does its best work.

Takeaways for New York listings

  • Stage the rooms buyers can't picture. Bedrooms and odd-shaped rooms gain the most from furniture, and often only one or two photos are needed.
  • Scale the furniture to the room. Prewar rooms are proportioned differently from new construction, and correctly sized pieces make the space look real.
