Living room: a floor-to-ceiling view that needed furniture
The main room has tall black-framed windows with a skyline view, and that is exactly what a buyer should see first. Empty, though, a 733-square-foot one-bedroom can look smaller than it is. We placed a white sectional, a marble coffee table and a console against one wall, and a slim dining table with two chairs at the window. Buyers can see at once that there is a proper seat area and a place to eat, all in one room.

Dining and kitchen: making the open plan readable
From the kitchen side, the space is a large open room with the island in the foreground. A round-ended dining table with upholstered chairs, a sofa with a television wall behind it and a tall plant show how the room divides into kitchen, dining and living zones without walls. That is the question every buyer of a small Manhattan one-bedroom is asking.
Bedroom: a corner window and a real bed
The bedroom's tall window is a highlight. We added an upholstered queen-scale bed, two nightstands with warm lamps, a woven rug, a plant and two framed prints. The bed sits with room to walk around it, and the window stays clear.
What we can and cannot say
We do not claim staging alone sold this apartment. A new-construction condo in Gramercy with a strong view sells on price, building and location, too. What the record shows is the timeline: the staging was ordered before the listing went live, the apartment was in contract 28 days later, and it closed within 0.4% of its asking price.
