The ADU: showing buyers it is a real home
An accessory dwelling unit is one of the strongest selling points a California house can have, because buyers picture guests, family or rental income. Empty, though, an ADU photographs like an office suite: a kitchenette against one wall, a wood floor and nothing that tells you how people would live there. Our designers furnished it as a small home, with a dining table for four by the kitchen, a cream sofa, a coffee table and a rug.

The second photo shows the open studio end of the ADU, where a bed and a seating area share one long room with doors to the garden. Staging it this way shows that the unit works as a self-contained place to stay, not just a spare room.

The backyard: a virtual lawn, clearly disclosed
The yard behind the patio was gravel when the photos were taken. We digitally replaced the gravel with a lawn, so buyers could see the yard as a green space next to the outdoor dining area. This is virtual landscaping, not furniture staging, and like any virtual edit it should be labelled as such in the listing.

What we can and cannot say
We do not claim staging sold this house. It is a fully renovated 1921 home with an ADU and a large lot in Pasadena, and the price and the listing agent's marketing matter most. What the record shows is the timeline: the photos were ordered before the listing went live, and the house closed above asking about five weeks later. For context, the property last sold in January 2021 for $1,110,000, before its renovation.
Takeaways for listings with an ADU
- Stage the ADU as a home. A table, a sofa and a bed tell buyers it can house a guest, a parent or a tenant.
- Show the yard at its best, honestly. Virtual landscaping can show potential, but disclose it clearly next to the photo.
- Spend where the photos are weakest. The main house was already finished, so all five photos went to the ADU and the yard.
