The terrace: outdoor space is a selling point in Manhattan
A private terrace is rare in a one-bedroom, and buyers want to picture using it. Bare, it is a tiled slab beside a railing. We staged it as a small bistro: two folding chairs, a side table, a rug, a large planter of flowers and a tall plant in the corner. The tree-lined block view stays clear behind the railing, and the result says "coffee outside" at a glance.

Bedroom: a bright room that needed a bed
The bedroom has good light, warm parquet floors and a window facing the trees, but empty it reads as a plain white box. We added a bed with a soft throw, a dresser with a round mirror, a nightstand, a rug and one large piece of art. The result shows a buyer that a bed fits with room to spare and that the room is a proper retreat.

What we can and cannot say
We do not claim staging alone sold this apartment. At about $775,000 in a Park Avenue building it was priced to move, and a 21-day path to contract also reflects the price and the market. What the record shows is that the staging was ordered the day the listing went live and the apartment closed within about $10,000 of the asking price.
Takeaways for New York listings
- Stage the outdoor space. A terrace or balcony is a lifestyle feature, and one photo of it can do a lot of work in a small apartment.
- Two well-chosen photos can be enough. You do not need to stage every room, only the ones where buyers need help.
- Keep the pricing honest. Good photos get buyers in the door, and a realistic price gets the deal closed.
